PRESSURE IN CAPITAL MARKETS HAD STRONG RIPPLE EFFECT FOR INDUSTRIAL CONSTRUCTION AND DEALMAKING

Real estate database Vizzda shows that the Valley had 352 industrial-related sales as of Dec. 14, a decrease from last year. In 2022, Phoenix metro had approximately 591 industrial-related sales compared to 779 sales in 2021, according to Vizzda data and county records.

1: San Francisco-based Prologis Inc. acquired a newly developed Airpark Logistics Center for $184 million in October from Phoenix-based Creation Equity — the largest industrial sale of the year. The 170-acre industrial park currently comprises 1.4 million square feet and will total 2.7 million square feet at full build out. The park is located at the southwest corner of Bullard Avenue and Yuma Road adjacent to the Phoenix Goodyear Airport.

2: The GO|99 South industrial park with three buildings sold to New York-based Kohlberg Kravis Roberts & Co. Inc., or KKR, in May for $165 million. KKR acquired the park, which is leased to China-based JA Solar, from an entity connected to George Oliver, which developed the GO project through its industrial arm, GO Industrial.

3: In July, global real estate firm EQT Exeter purchased the G303 industrial park totaling 1.25 million square feet from the developer, Hines, in July. EQT paid $105 million for the development, which is located near the Loop 303 and Glendale Avenue and is leased to mattress manufacturer MLILY.

4: As part of a national $3 billion portfolio acquisition, Prologis purchased multiple Phoenix properties including a nearly 570,000-square-foot facility with two buildings for $98.5 million in July from Blackstone. The buildings are located at 7875 and 7825 W. Buckeye Road in south Phoenix in an industrial corridor. Prologis paid at least $242 million in cash for about 10 buildings in Phoenix as part of the portfolio.

5: Hatcher Industrial Park in Glendale was acquired by San Diego-based Westcore Properties for nearly $93 million from Minnesota-based Ryan Cos. The 53-acre facility includes a nearly 520,000-square-foot building and a 386,958-square-foot building at the northeast corner of Reems Road and Olive Avenue near Luke Air Force Base.

6: Building E at the master-planned industrial park The Cubes at Glendale sold in April for $82.6 million to Washington, D.C.-based investor Fundrise. The 570,080-square-foot building was developed and sold by Chicago-based CRG after construction completed in January 2023. The park is located at Reems Road and Northern Avenue and houses Williams-Sonoma, U.S. Merchants and Saddle Creek Logistics Services.

7: Cohen Asset Management acquired the Falcon Park 303 industrial project for $81.6 million in May from The Carlyle Group. The nearly 600,000-square-foot warehouse was developed in 2022 and is located near the northeast corner of the Loop 303 and Camelback Road in Glendale.

8, 9, 10: As part of its national $3 billion portfolio acquisition, Prologis also acquired two industrial buildings totaling 323,364 square feet at 3555 and 3602 W. Washington St. for $53.5 million in July from Blackstone. The buildings were developed in 1990 and 1995. Other buildings Prologis acquired include a nearly 280,000-square-foot industrial building at 101 N. 104th Ave. in Tolleson for $48.5 million and a 177,770-square-foot project with two buildings near 7th Avenue and Interstate 17 for $44.9 million, rounding out the top 10 industrial sales of the year.
