Salt Lake City-based Western States Lodging and Management will break ground next week for a $30 million senior living community in Avondale and another $30 million center near Scottsdale next year.
When completed, both facilities will employ upwards of 300 people.
Plans call for building the 169-unit Legacy House of Avondale at 2635 N. Dysart Road, which will include 127 assisted living units and 42 memory care units, saidChad Griffiths, a developer with Western States. He expects it to open during the fourth quarter of 2017 and employ about 100 people.
The company also is planning to build Legacy Village, a 230-unit assisted living facility at Pima Center, a mixed-use business park along Loop 101 between the Via de Ventura and Pima/90th Street exits on the Salt River Pima Maricopa Indian Community.
Ground is expected to be broken for that project in early 2017 said Cole Smith, developer with Western States.
Architect for both projects is Salt Lake City-based Beecher Walker Architects, while Phoenix-based Hardison Downey Construction Inc. is general contractor for Legacy House of Avondale.
Smith said a general contractor hasn’t been signed for the Legacy Village project, but indicated there’s a strong possibility that Hardison Downey will get that construction contract.
“At this stage, we haven’t committed anything, but we are working with them in a pre-construction arrangement,” Smith said. “But we haven’t signed a contract with them to build the building.”
In 2009, Western States built the Legacy Retirement Residence of Mesa at 5625 E. McKellips Road.
“We like it so much, we want to grow and have a few communities in that market,” Smith said.
Founded in 1996, Western States operates 11 senior communities and 16 hotels in the western U.S.
It has seven senior communities under construction or in development in the Phoenix, Denver, Salt Lake City and Las Vegas areas.
Curtis Brown, founding principal of MainSpring Capital Group LLC, the developer of Pima Center, said there’s been a lot of activity around his 232-acre Pima Center business park.
“I get five phone calls a day and meetings every other day with people that are looking to have facilities built here,” said Brown, who also is a principal of Ross Brown Partners Inc., which is the brokerage and marketing division of MainSpring Capital.
Pima Center is near several attractions, including Butterfly Pavilion, OdySea in the Desert Aquarium, Salt River Fields, Talking Stick Resort and TopGolf.
“We like the proximity to some of the medical in that area,” Smith said. “It works naturally for us to go from Mesa, now up to Scottsdale and out to Avondale. There are some good synergies in the areas.”
