. Texas drives the Southwest region in terms of CMBS volume, accounting for 72% of the total outstanding
regional balance of $50.5 billion. About 14% of these Southwest loans will mature during the next twelve
months, 80% of which are healthy with a DSCR above 1.20x. Approximately 15% of the maturing loans in the
Southwest are delinquent.
• Texas accounts for the bulk of CMBS lending in the Southwest with almost 3,800 loans totaling $36.2
billion. Of these loans, about 13.4% will mature during the next year and 17% of those are delinquent.
• New Mexico and Oklahoma are on much smaller of a CMBS loan level in comparison to their
Southwest counter parts. Like Texas, delinquency measures about 17% for loans maturing in the next
year in New Mexico. Oklahoma’s has only one delinquent loan due in the next twelve months, leaving
their delinquency measures unusually low at 0.75%.
While many loans are healthy and will have little trouble refinancing when they mature, delinquent loans due
to mature in the next year represent opportunities for possible note sales, discounted payoffs, or
restructurings. Now is the time to capitalize on this opportunity.
