Tempe approves twin towers project on former Monti’s site (See EXCLUSIVE renderings)

Tempe has given the approval to a pair of lakefront towers on the former site of Monti’s La Casa Vieja at the corner of Rio Salado Parkway and Mill Avenue.
One Hundred Mill, the mixed-use Douglas Wilson Cos.-Hensel Phelps Development twin high-rises, has received final approval from the city of Tempe and is slated to break ground this year.
Although final preservation plans for restoration of the historic Monti’s La Casa Vieja is not part of this action, the development team is fully committed to a restoration of the Hayden House.
“Mill Avenue and this property are the front door to Tempe,” said Nicholas Wilson, managing director of Douglas Wilson Cos. “We’ve taken our time because of the importance of doing this right.”
The project, named for its address, is designed as two uniquely designed buildings. The east building is to be a four-star, 15-story hotel with 240 rooms. A deal for the hotel brand has not been finalized, but Wilson said it will be an experienced boutique hospitality group.
The west building will be a 15-story, 260,000-square-foot Class A office building with integrated parking deck.
The $190 million project was designed by Shears Adkins & Rockmore Architects and will be built by Hensel Phelps. Construction is slated to start before the end of the year with a 2017 completion date.
Nationally renowned historic preservation firm Winters and Co. will handle the preservation of the former Monti’s location.
“The Hayden House is probably the most historic structure in Tempe, and one of the most historic in the state,” said Wilson. “We’ve been approached by several restaurateurs, and plans of how the building will be restored with a modernized kitchen are not complete. We’re committed to doing it right.” The two buildings, divided by an expansive public open space, will sit on 2.51 acres at the corner of Mill Avenue and Rio Salado Parkway.
The hotel will feature amenities on the second level, a ground-level retail and dining space and a rooftop lounge, pool and airy patio. The office building will be designed for open, collaborative and alternative workspaces, ground-level retail and dining, and cantilevered workspaces with floor-to-ceiling glass and lake views. The office building has open floorplates with 31,500 sqaure feet of flexible space and ten-foot ceilings.
Cushman & Wakefield has the assignment for office leasing, with DTZ handling the retail and dining space.
