The Scottsdale City Council on Tuesday gave its final approval to developer Lyle Anderson’s plan for a high-end residential and resort community adjacent to the McDowell Sonoran Preserve.
The council unanimously approved a final plat and easement abandonments for Sierra Reserve, which will encompass 223 acres at 118th Street and Dynamite Road. In November 2011, the council approved a non-major General Plan amendment and rezoning for the project.
Anderson has been working with the city on Sierra Reserve, formerly known as the eco-resort at the Reserve, since 2010.
Sierra Reserve will include about 250 residences and the far northern portion of the acreage will house a boutique resort. Home construction will start this fall, Anderson said.
Jesus Murillo, city planning staff coordinator, said the final plat includes the property lines, open-space areas and street and drainage locations for the community. The abandonment removes the roadway and public-utility easements included in the previous plat, he said.
The developer still has to submit all architectural plans for consideration by the Development Review Board before starting construction, he said.
“It was originally platted for 51 lots and now we’re going to 325 units,” Murillo said. “Some of those are 17 large lots that very closely resemble the existing plat, some of it is going to be smaller lots and then in the northern area, where the resort will be located, there will be rooms. They’re capped at 325 units.”
Sierra Reserve is one of three projects planned for the eastern Dynamite corridor that involve resort and accompanying residential on hundreds of acres adjacent to the preserve. The council also has approved Sereno Canyon and Reata Ranch, but those projects are not moving as quickly as Anderson’s project.
Unlike Sereno Canyon and Reata Ranch, Sierra Reserve didn’t draw any opposition from residents in the area.
“It … had a long history to it, so people saw the unveiling of it and they understood where it was going,” Murillo said. “Also, being next to the Golf Club Scottsdale helped it because there was open space located to the east of it.”
