Construction is slated to begin as early as first quarter of 2017 with the opening in early 2018.
The space will be off of Loop 101 and Via de Ventura Boulevard on the Salt River Pima-Maricopa Indian Community. Phoenix-based Butler Design are doing the architect designs for the project.
The Indian community is a hot spot for commercial development as of late: San Francisco-based McKesson announced plans to build a $38 million, 271,000-square-foot twinned office complex on the tribal land; the 200,000-square-footOdySea Aquarium opened there several weeks ago; the aquarium’s companion site, Dolphinaris Arizona, will be opening there in October.
The Salt River Pima-Maricopa Indian Community is also home to Salt River Fields baseball stadium, Butterfly Wonderland, TopGolf and Talking Stick Resort. There’s been speculation that the Arizona Coyotes stadium could land there as well. Other major projects on the tribal land are in the pipeline.
The Block at Pima Center is under the development of MainSpring Capital, who developed the the 232-acre mixed-use Pima Center on the northwest corner of the 101 and Via de Ventura.
The mixed-use business park is 98 percent occupied with tenants such as Honor Health Rehab Hospital, Rancho Solano Private 6-12 School, Rural/Metro Ambulance, First American Title, Scottsdale Insurance, Mutual of Omaha, and Plexus Worldwide.
“The demographics for this retail project could not be better,” Curtis Brown, principal with MainSpring Capital Group, said in a statement. “We currently have 3,800 existing employees on-site at Pima Center, as well as thousands of additional employees and residents in the nearby area. Our visibility along Loop 101 and access to two different interchanges of the freeway make this a great location for retailers and restaurants.”
Stan Sanchez, Larry Miller and John “JK” Jackson of Colliers International in Greater Phoenix are exclusive leasing/sales agents for The Block at Pima Center, which will have six pad sites for stand-alone users, and a large freeway pylon and monument sign.
Sanchez said that he has already spoken with a number of interested tenants, and that closing on leases is “really moving quickly.”
National retailers and restaurants will be the primary targets first, but the goal is to have a mix of local and national tenants.
“We could have a national burger joint, but a really nice local restaurant as well,” Sanchez said.
The retailers who will open in The Block at Pima Center will likely be “service industries that provide ancillary support” to the tenants of the Pima Center, such as dry cleaning or a FedEx store.
Retail is a huge economic driver for Scottsdale and the surrounding area.
