More big investors trying to cash out on rental home business

Oaktree Capital Group and its partner Carrington Mortgage Services, both based in California, may be the latest institutional investors to cash out of the rental home business.

Unnamed sources told Reuters that the duo is considering putting its portfolio of 500 fully-leased homes nationwide up for sale for an unknown price. The article said the move is part of the pair’s effort to walk away from the business of buying cheap homes and renting them out, a business in which they’ve seen returns compressing.

I reached out to Michael Orr, a real estate expert at Arizona State University who keeps tabs on Wall Street activity in the Valley housing market, to see whether this would impact the Phoenix area. Orr said he hasn’t come across either one of their names locally, but they may have operated under different entities.

“If so, their purchases have been so small in number that they didn’t hit my radar screen,” Orr said.

He also noted that the duo’s 500 homes nationwide is a very small number, especially when considering there are more than 230,000 single-family rentals in the Valley alone.

The largest Wall Street investor of rental homes in the Valley and the nation,Blackstone Group LP, has spent more than $5.5 billion since last year to scoop up nearly 4,600 homes locally and more than 30,000 homes nationwide, according to Orr’s research and Blackstone representatives.

So although the Oaktree-Carrington deal may not have a direct impact on metro Phoenix, it falls in line with what real estate experts told me earlier this summer would eventually happen to Wall Street landlords.

The rental home business has traditionally been dominated by mom-and-pop operators. But the glut of foreclosures and rock-bottom prices during the housing bust began luring Wall Street in 2011, and then caused a buying spree in 2012. Places where the foreclosure crisis hit the worst, such Phoenix and Las Vegas, were Wall Street’s biggest target.

But real estate experts say the rental home business on such a large scale is an untested and unproven model.

And with home prices rising, and assuming the American dream of homeownership is still alive, experts say many of these institutional investors will have no choice but to exit the business altogether. Hedge fund Och-Ziff Capital Management already did this last year, and the Oaktree-Carrigton duo may be next.

The million-dollar question is how, if at all, the housing market may be impacted.
