Property, in recent years, has become a significant and desirable type of investment for many ordinary people all over the world, particularly due to the low interest rates on savings at various banks.
However, when that majority of us think about investing in property, our first thoughts are about the large amounts of capital needed for such transactions. It is generally believed that property investments require vast amounts of cash, amounts only available to the wealthy.
Nonetheless, in practice, things are actually quite different: investing in American property does not mean you must be a millionaire. Here are a few reasons why the average person can also invest in American property and can be part of an investment channel that will remain strong and reliable over time.
The economic crisis and the decline of assets’ values have resulted in great prices
Following the property crisis that hit the United States in 2008, many property owners were forced to leave their homes due to cash flow difficulties and lack of liquidity. This phenomenon has created a situation where property can often be purchased at prices 30-40 percent below their true value. Furthermore, the crisis has generated a high demand for rental flats and because many property owners simply abandoned their homes, financial institutions actually sold them at unprecedentedly low prices.
For example, it is possible to buy a flat near Manhattan for $50,000-70,000 dollars in total, where the equity needed to purchase this flat is around $15,000-20,000. Moreover, if you can afford it, you can purchase a four-bedroom home in a good area for $70,000 dollars and rent it at a good rate.
Being Approved for a Mortgage
There are certain properties in the United States (such as multi-family complexes) for which an investor can be approved for a verified mortgage. These properties are defined as financial assets for which the loan is not assessed according to the financial capacity of the borrower. It is important to remember that American law allows a borrower to obtain a mortgage on flats found in flat complexes, in contrast to single-family homes for which it is not possible to get a mortgage.
Following the crisis, the American government opened the mortgage market to foreigners. If you meet the criteria to receive the mortgage, which first and foremost means that you can make realistic repayments based on your disposable income, you can invest in American property with minimal personal financial investment. This reality allows many middle class families to acquire desirable assets.
Fair Tax Rates
Finally, the method of taxation on property loans in the United States is advantageous. No taxes are paid on interest and an asset’s depreciation is recognised, which transforms an investment with a mortgage into an almost tax-free investment for foreign investors. This makes the receiving an investment loan for American property particularly worthwhile.
