COMMERCIAL GROUP / KASTEN LONG COMMERCIAL REAL ESTATE NEWS THAT MATTERS /NOVEMBER 2018.
By Greg Barr – Editor in Chief, Phoenix Business Journal
There’s no question the Valley is going through an economic metamorphosis. Online readers see our daily headlines about companies relocating, or businesses wanting to hire 1,000 people.
While the knee-jerk reaction might be that such changes are going to transform our identity virtually overnight, longtime Phoenix resident and economist Alan Maguire dropped a piece of paper in front of me over coffee the other day that puts such a notion into perspective. The paper contained some numbers that spell out a simple premise: the more things change, the more they stay the same.
In tracking job growth in the Valley from 1990 through 2017, Maguire points out that, despite the fact the number of jobs increase as our population surges — total nonfarm jobs in the Phoenix-Mesa-Scottsdale metro area reached 2.03 million last year compared to 1.01 million in 1990 — the makeup of the overall economy hasn’t really changed a lot.
While we may have 222,000 people employed in leisure and hospitality, double what it was in 1990, it’s still roughly the same percentage of the overall workforce as it was 17 years earlier. Same goes for professional and business service jobs, where the bulk of our recent growth is focused, as well as the government, retail and construction sectors.
We have seen a notable percentage decline in manufacturing, while health care jobs have grown to 13 percent of the workforce, compared with only 8 percent in 1990. That isn’t a big surprise: more people, more health services needed.
Sure, our economy is shifting as we bring in more professional services jobs. But as a Sun Belt state, Arizona will continue to attract everyone from hotel managers to university professors and software coders, while the Valley, in particular, has been a desirable place to live for a very long time. People are still moving here to find jobs — all kinds of jobs — just like they did in 1990.
Maguire says Phoenix should focus its growth based on its proven, long-term identity — a great middle-class city where you can raise a family — rather than worry about why we haven’t already turned into the next Silicon Valley.
Maguire also offers a strong word of caution. The Valley’s ability to continue to attract, for example, the back-office financial services jobs being created here in droves, hinges on strengthening the local workforce. That starts in elementary school.
Said Maguire, “Post-secondary training is important, but it’s learning those hard skills at a young age that you take from job to job, like numeracy, showing up on time and staying focused, that employers still look at. It’s viewed by the whole world as a challenge.”
