The first of 5,000 new homes in Blossom Rock at Superstition Vistas will start selling next year on a swath of a 275-mile site expected to transform the southeast Valley.
Brookfield Residential, which bought 1,400 acres of the vast Arizona State Land parcel called Superstition Vistas, has lined up four other homebuilders for the start of its development.
The metro Phoenix homes, south of the Superstition mountains and freeway, will likely sell for $500,000 and higher. Exact prices are not expected to be set until next year.
Blossom Rock is going up next to Radiance at Superstition Vistas, which is being developed by homebuilder D.R. Horton on another 1,400 acres and will also have 5,000 new homes. The two builders partnered to buy 2,800 acres of state land for $245.5 million in 2020.

“The area is no longer considered the middle of Pinal County or a drive-until-you-qualify place,” said Dea McDonald, a Brookfield Properties Development president.
He said Brookfield is spending $200 million to build the infrastructure for the development, which will go up in multiple phases at Ironwood Drive and West Ray Avenue over the next several years.

Apache Junction annexed the land after the builders purchased it. The city has an assured water supply for the 10,000 houses, according to Brookfield.
“Superstition Vistas is happening,” said Jim Daniel, president of the new home research firm RL Brown Reports. “They have water secured. It will be a major master-planned community in the future.”
Lennar Homes, David Weekley Homes, Pulte Homes and Tri Pointe Homes bought lots in the Brookfield community.
The first phase of Blossom Rock will include 200 acres, 554 homes, 300 apartments, a 16-acre regional park, 14 acres of trails and recreation sites, nine acres of retail and a site for schools that is more than five acres.
McDonald said when interest rates jumped last year, and the housing market slowed, it delayed the launch of the community.
The new Superstition Vista communities are on the south side of Apache Junction’s 85120 ZIP code.

The north side of the small town’s 85120 ZIP code led the Valley for home price increases with a 125% jump in its median during this year’s second quarter, according to an Arizona Republic analysis.
Work to develop state-owned Superstition Vistas began in 2006. Planners suggested it would be a major Phoenix suburb, similar to what Orange County’s Irvine, Calif., is to Los Angeles. Tens of thousands of people would live there by 2050, they said.
But those plans stalled during the Great Recession and housing crash.
More parcels of Superstition Vistas, which is equal in size to Gilbert, Mesa, Chandler and Tempe combined, will go to auction. No dates for those auctions have been set yet.
Brookfield partnered with DMB Associates Inc. to develop the Eastmark community in Mesa, a few miles from its Superstition Vistas project. The Mesa community has been Arizona’s top-selling new home development for several years and is nearly built out.
