The HUB Joins Deals by Lincoln Property Co., Opus in Phoenix’s Hot West Valley Industrial Market

The Arizona city of Goodyear, created more than a century ago by the iconic American tire and rubber company, has taken a leading position in Phoenix’s hot logistics market, spurring developers to build large industrial properties even without tenants signed up.

Phoenix-based developer LGE Design Build and real estate firm Clarius Partners are the latest to break ground on a massive warehouse project in the suburban city in Phoenix’s West Valley, 20 miles west of downtown. Their development known as the HUB at Goodyear spans 790,980 square feet on 43 acres at 305 S. Bullard Ave. near Van Buren Street and got underway this month.

LGE and Clarius hope to differentiate the Hub by designing it to be one of the few industrial buildings to be built in the market with a 40-foot ceiling height, which allows more rack space capability in big-box warehouses favored by e-commerce companies like Amazon.com.

Like other large projects in the area, LGE and Clarius hope to tap into strong demand for warehouse and e-commerce space with the project. The developers join Lincoln Property Company, The Opus Group and First Industrial Realty in building speculative projects over the past two years without a major tenant in tow.

Goodyear is one of the fastest-growing industrial areas in Phoenix, with warehouse space growing 30 percent since 2017 and two massive warehouse projects completed in the past six months, according to CoStar. That includes one of the largest ever built in Phoenix without a signed lease, Lincoln Property’s 900,000-square-foot Lincoln 40 Logistics, completed in October.

NorthPoint Development a month earlier completed an 800,000-square-foot distribution in September for e-commerce pet supplier Chewy.com.

In addition to Chewy.com, other e-commerce and shipping firms in the area include Subzero, McLane Foods and United Parcel Service.

Jones Lang LaSalle, which employs almost 600 people in the Phoenix area, is handling leasing duties for the project.
