Technology giant Microsoft paid more than $258 million for land in El Mirage, adjacent to where it is continuing to grow its data center campus.

Microsoft closed on two pieces of land at Northern Parkway on either side of Dysart Road May 31, according to Maricopa County property records. Both purchases were from the same seller, DPML Copperwing LLC. Records show Microsoft bought both sites for all cash.

The sites are adjacent to another site Microsoft already owns, where the company is developing a data center campus. The site currently includes one completed data center, with a second data center building in the permitting process, according to El Mirage documents. 

“Microsoft purchased this additional property in El Mirage, Arizona to support data center construction already underway in the area,” Bowen Wallace, corporate vice president of data centers, Americas, for Microsoft, said in a statement.

In April, the El Mirage City Council approved a site plan amendment on the site Microsoft had previously owned, north of the newly purchased land, to add more buildings to that site.

The new building will be a 245,000-square-foot single-story data center, like the other two on the site, according to plans submitted to El Mirage. The buildings will be powered by an existing APS substation on the site and will be served by EPCOR for water and sewer. A 480,000-gallon holding tank is proposed on the site for fire safety.

Microsoft has owned land in the area since 2019, when it bought the 150 acres at the southeast corner of Dysart Road and Olive Avenue. In 2021, the company announced that it had begun operations in the first building on the site.

In 2018 and 2019, Microsoft rapidly grew its holdings in the West Valley for data center development. In addition to the land in El Mirage, the company also bought nearly 259 acres in Goodyear at MC-85 and Lower Buckeye Road, and another piece in Goodyear, totaling 147 acres at Citrus and Indian School roads.

In 2023, the technology company bought an additional 39 acres adjacent to its site at Citrus and Indian School. According to real estate database Vizzda, Microsoft also has a ground lease through 2028 on an additional 100 acres of land south of that site, with exclusive options to purchase the leased land.
