Metro Phoenix’s housing market ended 2015 with a bang. Home prices shot up to a post-crash high in December.
The Valley’s median sales price climbed to $234,850 during the last month of 2015, according to Arizona State University’s W.P. Carey School. That’s up almost $10,000 from November’s median and highest median sales price since 2008.
But all of us homeowners shouldn’t get too excited and buyers shouldn’t feel too much dismay. It’s important to note, ASU housing expert Mike Orr said, more new homes with higher prices are selling in the Phoenix-area and pushing up the region’s overall median.
Still, a $10,000 monthly jump is one of the biggest gains for home prices since the boom.

Orr is pretty upbeat on how the area’s housing market has kicked off this year.
“As 2016 starts, the market is in much better shape than it was at the start of 2015,” he said. “Every measure is looking better for sellers than it was in January 2015, except for the appreciation rate which has eased slightly.”
Orr’s report was a little later this month due to some data management changes.
The latest housing report from the Arizona Regional Multiple Listing Service tracks metro Phoenix housing data through January. These numbers are a little lower because they don’t include all of the region’s new home sales.
