If project passes through city approvals, work could begin by fall 2019.
A $250 million, 7-acre mixed-use development with a hotel, residential complexes and a community open space could replace an abandoned transit station and parking lot in Old Town Scottsdale.

Plans submitted to the city of Scottsdale by Canada-based Macdonald Development Co. include a 150-foot-tall hotel and four residential buildings, three of which are planned to be condominiums and one is planned for rental housing. Adjacent to the hotel, developers plan to create a landscaped community park.
Museum Square would be built near Marshall Way and Second Street. It is adjacent to Scottsdale’s Museum of the West, Stagebrush Theater and Scottsdale Artists’ School and near several community art galleries.
Bill Borders, president of ARC Construction, said the project will cost about $250 million to develop. ARC Construction also is working to develop the nearby Canopy by Hilton hotel at the northeast corner of Marshall Way and First Street.
“We’ve always been big supporters of body heat,” Borders said, referring to development that brings more people to an area. “That’s what makes this project work.”
John Berry, an attorney for the project, said the Museum Square has been endorsed by the Scottsdale Gallery Association and will “enhance the reputation and the vibrancy of the arts district.”
Jason Rose, a public relations specialist for the project, said it will complement the artistic nature of nearby businesses, and bring more people into the area to visit museums and galleries and see shows.
“Scottsdale galleries have been a fabric of this community,” Rose said. “Galleries, like many retailers, are having their challenges now.”
The open space incorporated into Museum Square could host art events or other community gatherings, many of which were hosted in Scottsdale and have relocated to Phoenix or Tempe, Rose said.
In a letter to the mayor and Scottsdale City Council, the Gallery Association said the project would increase the art district’s tourism, business and exposure. Leaders of Museum of the West also wrote a letter of support for Museum Square.
The city is still working out the possibility of proceeds from the sale of the land for Museum Square being used toward the expansion of Museum of the West, Rose said.
Jeff Denzak from Swaback Partners, the architect for Museum Square, said the design will “set a great new precedent to creating community master plans.”
“This is an opportunity to create a totally integrated and orchestrated community master plan in the center of the city,” he said.
Denzak called the project’s design style “desert classic contemporary,” which will include brick at the street level, a glass mural and other design features.
City Council voted unanimously to approve the sale of the land to Macdonald Development in order to create the project. The plans and related rezoning request have yet to be heard by the city’s planning commission.
Borders said once all approvals are given, the project will probably be shovel-ready by summer or fall of 2019.
