Shea Homes was the winning bidder on Dec. 16 of a 415-acre parcel of state trust land in the West Valley.
The homebuilder was the only bidder at the Arizona State Land Department auction, taking the property for the minimum bid of $46.77 million.
Scottsdale-based Shea Homes already has built two other communities called Alora Vita near that parcel, which is north of the northeast corner of 75th Avenue and Jomax Road north of Peoria, said David Garcia, vice president of land acquisitions and development for Shea Homes.
The homebuilder’s familiarity with that area could be why other homebuilders didn’t bid against Shea Homes, he said.
“There was a lot of institutional knowledge we have about it,” Garcia said. “When you look at the site, it poses some grading challenges. I think having been out there for at least four or five years gave us an advantage other builders felt they don’t know enough about.”
This bid was completely different from a state land auction last month, where competitive bidding jumped in $5 million increments in less than an hour. Shea Homes was among the bidders in that contest.
Arlington, Texas-based D.R. Horton Inc. (NYSE: DHI) ended up the victor, paying $245.5 million for 2,783 acres in the far East Valley.
Garcia said it’s likely D.R. Horton will sell parcels of that land to other homebuilders in the future, including Shea Homes.
Meanwhile, he will be busy preparing the recently acquired West Valley parcel to build around 800 homes.
“We are 12 to 14 months away from putting shovels in the ground and starting development,” Garcia said. “It’s a beautiful site. It backs up to some new views of the mountains. It’s a great location. We’re very excited.”
