These downtown Phoenix hotels are making a comeback thanks to 2 key factors

As convention tourism mounted a comeback from the COVID-19 pandemic, dental hygienists were the trailblazers.

About 1,000 people came to the Phoenix Convention Center in June 2021 for the American Dental Hygienists’ Association’s convention, which included speakers from the dental hygiene industry and exhibitions from oral health companies. It was the convention center’s first event since the pandemic began in March 2020.

Fourteen months later, the return of convention and business travel is a key contributor to the improving outlook for downtown Phoenix hotels.

Downtown hotels saw a 76% increase in occupancy, a 57.5% increase in average daily rates and a 117.5% increase in rooms sold in the first six months of 2022, according to STR, which tracks hotel data.

Conventions are bringing people back to Phoenix’s biggest hotels

A big reason for the increased interest in downtown hotels is more downtown events, including conventions, said Eric Kerr, vice president of insights and development with Visit Phoenix.

The Phoenix Convention Center recently hosted the Color Street National Conference, Game On Expo, Shamrock Foods Expo and Culture Fitness and Fashion Expo. In September, it will host the Arizona State Card Show and the Regulatory Affairs Professionals Society’s annual conference, the RAPS Convergence.

Conventions are important to downtown Phoenix tourism because they drive visitor spending, which is how Visit Phoenix measures economic impact, Kerr said. Conventions generated $335 million in direct visitor spending in 2019, he said.

That spending occurs in part at the convention center’s headquarter hotels, where most of the rooms for conventions are booked.

Headquarter hotels include the Sheraton Phoenix Downtown, which recently completed a multimillion-dollar renovation, as well as the Hyatt Regency Phoenix and the Renaissance Phoenix Downtown Hotel, Kerr said.

These three hotels have the greatest room capacity in downtown Phoenix, according to a market analysis in city documents that cite STR data. Sheraton Phoenix Downtown is the largest with 1,000 rooms, followed by the Hyatt Regency Phoenix with 693 and the Renaissance Phoenix Downtown Hotel with 518.

Downtown Phoenix has 4,049 rooms in 13 hotels, Kerr said.

Conventions draw travelers to more upscale hotels

When people stay in downtown Phoenix for a convention, chances are they will stay in a higher-end hotel than they may usually do.

STR classifies the majority of downtown Phoenix hotels as either “upscale” or “upper upscale.” These labels typically refer to full-service hotels with high-end amenities that include restaurants, spas and meeting spaces, according to STR.

They also offer larger room blocks for conventions and events, Kerr said.

“These features are very important for visitors attending larger conventions and expos,” he said.

The Sheraton Phoenix Downtown’s recent renovation included new features meant to appeal to such visitors, including four new work spaces on the first floor called studios that are designed for small meetings, hotel spokeswoman Amy Van Der Werf said.

At the Kimpton Hotel Palomar, where convention, corporate and group travel are key to its business, staff members continue to prioritize investments in high-end features.

For instance, they are working on overhauling their food and beverage options, helped in part by the hiring of a new executive chef and a new lead bartender, General Manager Jeremy Wilhide said.

The hotel’s rooftop bar, Lustre, is closed for renovations as well, he said. While it’s closed, the hotel opened a pop-up bar on its third floor called Summer Breeze Social Club.

The Palomar is moving toward a more personalized experience for guests to make sure they are happy with their stay, Wilhide said.

“We want to connect with our guests and we want to exceed the expectations, but also anticipate their needs, communicate through a text messaging platform to ensure they’re getting everything they need,” he said. “It allows us to react in real time as opposed to asking the question at

Wilhide thinks personalizing the Palomar’s level of service is why it’s one of the top 10 Phoenix hotels on TripAdvisor, appearing at No. 8. It ranks between two other downtown hotels: Hampton Inn & Suites Phoenix Downtown at No. 4 and FOUND:RE Phoenix at No. 10.

Hotels, conventions looking up in coming years

The expectation among hotel managers and tourism officials is that 2022 won’t bring downtown hotels or conventions back to pre-pandemic levels, but bigger things are on the horizon.

At the Palomar, hotel staff expects a 25% increase in total revenues this year compared with 2021, but it’s not yet matching pre-pandemic levels, Wilhide said. He said the hotel’s recovery stalled early this year because of the omicron variant of the coronavirus.

“2019 was a banner year for the hotel,” Wilhide said. “We’re not close to that this year.”

Kerr said the same is true of the city’s convention business.

He expects 2022 will be an improvement from the first years of the COVID-19 pandemic, when spending topped out at $106 million in 2020 and $122 million in 2021. But 2022 is forecast to end with only 80% of pre-pandemic convention spending.

“You still have some people hesitant about COVID and people who are restricted from business travel,” he said.

But there’s cautious optimism for the coming years with big events like the Super Bowl in 2023 and the NCAA Final Four in 2024, while convention center staff works on scheduling events through as far as 2026.

Future conventions include:

  • The 2023 National Money Show, hosted by the American Numismatic Association and featuring coin dealers and presentations from coin and currency experts, scheduled for March 2-4, 2023.
  • The 2023 Great Food Expo, a food and beverage industry trade show, scheduled for Oct. 7-8, 2023.
  • The Golf Course Superintendents Association of America’s 2024 trade show, scheduled for Jan. 29-Feb. 1, 2024.
  • The Specialty Tools & Fasteners Distributors Association’s 2025 convention and trade show, scheduled for Nov. 9-11, 2025.

Staff members at downtown hotels are eager to welcome these future guests.

For Wilhide, it starts with taking care of the guests staying downtown now and contributing to them having outstanding experiences.

“We look at every single guest reaction when we ask how are we doing,” he said. “So we know if we are a 9, what can we do to make it a 10?”
