After seeing a major industrial portfolio sale in February, Daryl Burton, president of Reliance Management, decided he would like to see if he could find the right buyer for most of his business’ real estate portfolio, 74 buildings totaling about 7.3 million square feet.

Burton decided to cold call Darla Longo, vice chairman and managing director at CBRE Group Inc. in Los Angeles, to get an opinion on the value of his portfolio, which includes properties all across the Phoenix metro, as well as several in Tucson.

“We talked to about 50 different companies (interested in buying the portfolio), had multiple offers, multiple rounds of bidding,” Burton said. “The first time I met Equus, I knew they were the right guys. I felt very fortunate, they were a great buyer throughout the process.”

The sale of the properties to Philadelphia-based Equus Capital Partners closed Oct. 7 for $1.15 billion.

“The Equus platform is well-suited to operate the complexities and high velocity nature of this portfolio,” Kyle Turner, partner and director of investments for Equus, said in a statement. “Due to the low market-wide industrial vacancy rates and growing demand, the portfolio is poised to be the beneficiary of continued out-performance through a thoughtful and strategic focus on intense hands-on asset management. Our strategy emphasizes a flexible and entrepreneurial approach that will enable the growth of attractive in-place cash returns and long-term value enhancement.”

As part of the sale, Equus will onboard 27 people from Reliance Management to oversee the portfolio, which represents about 2,100 tenants. Equus got $850 million in financing from Deutsche Bank, Burton said.

Turner, Christopher Locatell and Robert Butchenhart, along with Laura Brestelli and Peter Russo oversaw the transaction for Equus. Equus is now operating an office in Phoenix with the people who were retained in the portfolio sale.

“Our focus is to invest in markets with favorable strong supply and demand fundamentals enabling our investment partners to capitalize on continued economic expansion,” Butchenhart, vice president and head of western region for Equus said in a statement. “Robust population and employment growth resulting from the state’s pro-business stance and high quality of life features are strong drivers for continued expansion of the Arizona economy.”

Burton kept 13 of his properties, totaling 3.1 million square feet with about 500 tenants. Among those he kept was Flite Goodyear, an adaptive reuse project of a former Lockheed Martin campus that Burton bought in 2017 and has been renovating and converting into creative office and industrial space.

Donation to nonprofit

Before the sale closed, Burton donated three of the properties to the Arizona Community Foundation, so the foundation received the money from those sales, which totaled $129 million, the largest gift in the history of the Arizona Community Foundation.

The money will be held in the Burton Family Foundation, which is administered by the Arizona Community Foundation, and is focused on “evening the playing field for Arizona’s youth” through after school programs, test prep opportunities for college entrance exams, extracurricular activities and clubs and other donations benefitting children and youth in Arizona.

Burton, who started his career in 1992, said he was not planning on selling his portfolio, but when he saw comparable sales and the hot industrial market in Phoenix, he thought selling might be a good idea.

“This is an opportunity for me to get liquid on my life’s work,” he said. “I sold 70% of my life’s work to someone who I think is good for the future of the company and for the tenants’ future.”

Burton plans to continue his work on Flite and manage his remaining properties, and will use some of the money from the portfolio sale to fund other investments.
