As you consider your investment portfolio and evaluate your various positions, is real estate in your collection? If not, it’s very likely you’ve never been properly introduced. Investors have always been taught to diversify to some degree based upon a balance of risk tolerance, the investor’s age and so on. Most often this diversification is spread across small cap, large cap, forex or bonds. But rarely do you find commercial real estate in that mix. Perhaps it might have a lot to do with commissions. Financial planners and fund managers don’t profit when you buy real estate for long term appreciation and cash flow but only based upon the performance of your portfolio and the number of trades you make. So, why consider commercial real estate?
Real Estate is a Hard Asset
It’s like gold or silver that you can see, touch and feel. Commodities such as gold and silver will fluctuate in value and are traditionally viewed as a hedge against inflation, yet what neither can do that real estate can is provide you with a monthly cash flow at the very same time you’re building wealth. Stocks and bonds will rise and fall and even the very best of companies can ultimately find themselves in bankruptcy. Investment grade commercial real estate will never be worth zero.
Speculating vs Investing
Many potential real estate investors look in the rear view mirror and remind themselves of the housing crisis of the past decade and decide it’s not for them. Yet back then, there was very little real estate “investing” to be found. “Speculating” or “gambling” is a more appropriate term to use when describing the rise and fall of real estate values. Investing in real estate is just that—investing. There is no room for speculation and that’s why real estate investors profit in good times as well as not-so-good times.
Minimizing Risk
Professional real estate investors implement a proven strategy and hone that strategy. A property has to meet certain criteria every single time before it is considered an acceptable investment. The business model doesn’t waver and if a potential real estate investment doesn’t fit the model the opportunity is discarded in favor of another.
But you, the investor, don’t have to form your own evaluation model but instead leverage the talents of others. Your job is to evaluate the proposal prepared by a team of professionals and discuss your options with your financial advisor. If your portfolio is absent of any real estate, it’s time to take a serious look at the opportunity.
