Phoenix area has 7 of 50 best-selling housing developments in the US

Seven master-planned communities in metro Phoenix have been named among the top 50 best-selling residential developments in the nation in 2012.

The Valley projects were ranked based on a recent survey by Irvine, Calif.-based John Burns Real Estate Consulting, in which about 100 of the nation’s largest communities disclosed their total net sales last year.

The survey then ranked the top 50 best sellers and released it this week, which showed overall net sales last year were up a whopping 46 percent year-over-year. The 50 communities collectively posted 22,806 new home sales for the year. Two local communities by Tempe-based Fulton Homes were among only 11 total on the list that doubled sales from the year before.

Here are the Phoenix-area communities that made the list:

  • No. 23: Ironwood Crossing in Queen Creek, a Fulton Homes development, saw 309 sales last year — a 166.4 percent-spike year-over-year
  • No. 27: Power Ranch in Phoenix, a development by DMB Associates andSunbelt Holdings, both in Scottsdale, saw 302 sales last year — up 32.5 percent year-over-year
  • No. 29: Vistancia in Phoenix, a development by Shea Homes and Sunbelt Holdings, saw 292 sales last year — a surge of almost 66 percent year-over-year
  • No. 39: Hastings Farms in Queen Creek, a Newport Beach, Calif.-based William Lyon Homes development, saw 242 sales in its first year last year
  • No. 41: Verrado in Buckeye, a DMB development, saw 233 sales last year — spiking by nearly 38 percent year-over-year
  • No. 48: Estrella in Goodyear, a Charlotte, N.C.-based Newland Communities development, saw 222 sales last year — climbing by about 43 percent year-over-year
  • No. 49: Freeman Farms in Gilbert, a Fulton Homes development, saw 215 sales last year — up by almost 142 percent year-over-year.

Four of those communities — Ironwood Crossing, Power Ranch, Hastings Farms and Freeman Farms — made the list for the first time. Verrado and Vistancia both move up in ranking from last year, while Estrella was the only one that dropped by two spots from 2011.

WAITING TO SELL YOUR LAND ? TIMES CHANGE / IT’S TIME

  We barely could give land away the last few years, but times are changing.  Even in those meager years, I sold more land across the state than most other brokers. Before the real estate crash I was a land specialist in Arizona with millions of dollars of transactions, but then I had to change and also sell other commercial investment properties, which was fun, but I am a Commercial Landspecialist in Arizonal, a Commercial Land Specialist in Phoenix and love to sell land, one acre to thousands of acres.

Since I was a Land Specialist in Arizona and a Land Speciaost in Phoenix many of my clients, Sellers and Buyers remember me and now they are calling me again, so this is the time to get back into land and none of my clients, including future clients, will miss out on getting their best deal.
