Morningstar CMBS Commentary – Year 2014 in Review

Morningstar Perspective As 2014 draws to a close, the U.S. market for commercial mortgage-backed securities will finish with its best year, in terms of new issuance, since its nadir in 2009, marked by increasing complexity in deals and easing underwriting standards amid more competition among originators. With U.S. interest rates remaining benign, this also has been a banner year for defeasance, which surged 42.4% to more than $17 billion, and a year that saw CMBS loan delinquency rates trend lower. Looking ahead, analytical leaders with Morningstar Credit Ratings, LLC expect the amount of new issuance next year to meet or exceed this year’s level, as market participants prepare for a deluge of maturing loans, a wave that will peak in 2016 and 2017. However, this outlook for new issuance assumes that lawmakers will reach a workable and expeditious resolution of the recently failed extension of the Terrorism Risk Insurance Act.
