San Diego-based Sunbelt Investment Holdings Inc. was the sole bidder and winner of a $23.7 million state trust land auction for about 80 acres in Phoenix, paying about $296,078 per acre.
The large property is located between 7th and Central avenues along Rose Garden Lane just south of the Phoenix Deer Valley Airport in the northern Phoenix area. Sunbelt Rose Garden 7 LP was the entity that won the bid, according to the land department.

It also sits adjacent to another 80-acre vacant lot that marketing materials show is slated for a new business campus with 809,000 square feet of space across eight buildings proposed by SIHI. This property is owned by Sunbelt Rose Garden LLC, an entity connected to SIHI. The firm purchased the site in another auction in 2019 for $22.4 million.
SIHI was not immediately available to comment on its plans for the 80-acre site it won at Wednesday’s auction.

Industrial development has boomed in the Deer Valley and north Phoenix area in recent years thanks to an influx of semiconductor suppliers and the nearby Taiwan Semiconductor Manufacturing Co.
Mack Real Estate’s huge industrial park
Driven by the state’s fast-growing semiconductor and industrial sectors, the area currently has several million square feet of industrial space across dozens of buildings that are proposed or under construction, but experts say there’s limited land and warehouse space left in the submarket, which has seen an uptick in costs and pushed growth to other parts of the Valley.
New York City-based Mack Real Estate Group recently started construction on the first seven buildings of a 3 million-square-foot industrial park near the Taiwan Semiconductor Manufacturing Co. plant in Phoenix.
Called Mack Innovation Park Deer Valley, the planned facility will be developed about six miles away from TSMC, just east of Interstate 17 and north of the Phoenix Deer Valley Airport.
The first phase of the park will comprise 917,000 square feet of speculative warehouse space on two sites, called Site A and C, at the southeast corner of 19th Avenue and Alameda Road and at North Central Avenue and Pinnacle Peak Road. Mack Real Estate Group declined to share the value of the facility.
The Phoenix metro industrial sector had the highest in-place rent growth in the nation across markets without a port over the past year, according to new findings from Commercial Edge.
Year over year through August, Commercial Edge data shows that Phoenix saw a 7.2% increase in average rents ahead of Orange County, Detroit, the Bay area and Seattle, among others. The Phoenix metro has made it to the top of the lists for industrial construction in the U.S. in recent years and as of August had the most amount of space under construction behind Dallas despite inflation and a potential cool off in the U.S.
