The Arizona Grand Resort & Spa, already the fourth-largest resort in the Valley, has plans to add up to 460 new rooms as part of a major renovation and expansion of the property.
In mid-July, Scottsdale-based Grossman Company Properties, the owner of the Arizona Grand, submitted plans to expand the hotel to the city of Phoenix. The hotel, which is located just off I-10 and south of Baseline Road, is not only calling for more rooms, but also new conference space, new restaurants, a food hall, and apartments.

“For many years, the property has existed as a destination resort attracting local guests and out-of-state visitors,” the owners of the property wrote in its proposal to the city of Phoenix. “It is now time to develop portions of the site that are effectively infill sites because they have never been developed and update other portions of the property/facilities to ensure Arizona Grand Resort can continue to provide modern amenities for the area’s residents and visitors while maintaining the classic, timeless character of the Arizona Grand Resort.”
The additions will be built on vacant space and current parking lots on the northeast and southwest sides of the 60-acre property.
Closer to Baseline Road, the Arizona Grand owner is planning on adding a new food and beverage district that was described in the filings as a “Mexican-style food hall, event, and entertainment destination.” The developer said it would also include “Chef-driven restaurants serving a variety of cuisines, bars, live music, and special events with indoor and outdoor dining.” In total, plans call for adding 35,000 square feet of new food and beverage space.
Conference space currently amounts to 78,000 square feet at the Arizona Grand. With the new additions, there will be up to 49,500 square feet of new conference space plus 25,300 square feet of event lawns and 7,300 square feet of outdoor terraces.

The expansion plans call for adding a new “hotel or multifamily residences” with the option of either 190 multifamily units or 460 new guest rooms. The developer also proposed building apartments, but those would be on land that is actually in the city of Tempe.
The renovations of the Arizona Grand will be overseen by Grossman, which will act as master developer on the project. Grossman has already signed on Swaback PLLC as the project’s architect, CivTech as a traffic engineer, CVL Consultants for civil engineering and law firm Burch & Cracchiolo to handle the zoning and entitlements.
The project has not been put on an agenda for a Phoenix planning committee meeting yet. It is unclear what the timeline for the project will be. Grossman Company Properties did not immediately respond to the Business Journal’s request for more information.
