Harrison Street, Toll Brothers to Develop Student Housing in Tempe, Arizona

Investment firm Harrison Street formed a joint venture with the student housing unit of luxury home developer Toll Brothers to build a high-end student housing community near Arizona State University in Tempe, Arizona.

Harrison Street, a Chicago firm that focuses solely on alternative real estate assets, said it is partnering with Toll Brothers Campus Livings to build Canvas, a 263-unit luxury student housing property at 1028 E. Orange St., roughly a three-minute walk from Arizona State University.

The joint venture is also partnering with Subtext, a student housing development firm based in St. Louis, Missouri, on the project.

Canvas is planned to offer 826 beds and expects to open in fall 2021. It is designed with a slew of high-end amenities, including a clubroom with an esports lounge, ground-floor retail and a rooftop pool and deck. Units are expected to include granite countertops, stainless steel appliances, in-unit washers and dryers and more, according to the statement.

While many colleges and university campuses are still largely empty amid the coronavirus pandemic, investments in student housing or on-campus apartments have kept their reputations as viable investments.

In the early days of the pandemic, student housing landlords reported rent collection levels of roughly 97%, according to Newmark’s 2020 “Student Housing Mid-Year Market Overview.” At the same time, multifamily landlords were reporting roughly 75% of rent collections, and have continued to largely report that around three-fourths of their tenants are paying rent.

“The student housing industry was proven to be recession resilient in 2008 and appears to be pandemic-resilient in 2020,” the report says.

The majority of colleges and universities began the fall 2020 semester with at least partial in-person attendance required. Roughly 48% of tracked colleges and universities started their fall 2020 semester on an either fully in-person, primarily in-person or hybrid learning model, according to data from the Chronicle of Higher Education that tracked 3,000 colleges and universities.

Approximately 34% of colleges opened offering primarily online classes but still required some in-person attendance. Only 10% of colleges opened offering fully online classes, according to the data.

Arizona State University resumed in-person classes in fall 2020 and its campus continues to remain open. The university has an undergraduate enrollment of roughly 45,000 students, according to U.S. News and World Report.
