VALUE OF LAND

All the land (67 AC, (6 parcels)) are on the fairways.  In my opinion, on the low side,  the value ( multi-family, commercial, and high end residential) at the average approximately $250,000 to $300,000 per AC. ($6.00 to $6.50 SF).  The average price per SF for TH in Gold Canyon is $153 per SF. (see Cromfort Report)  Then you do not need 36 holes anymore because the average age in Maricopa County  is now 34 years, you can use the land from the sidewinder course ( approximately 80 AC) for more development. I attached a summary about the development opportunities, and remember we are talking about prime land, it is absolutely gorgeous there, you can compare it with any top desert course in Arizona. Also with the mine, the opportunities for a developer to build town homes are great. If you have interesting parties, please let me know and I will set up a tour for you, we need about 2-3 hours to tour the whole property, then you have a much better view about the project.
