Plans for a senior-living development at east Mesa’s Eastmark are picking up speed, with about 900 homes expected to be move-in ready by early 2015.

The 55-plus age-restricted community, which has yet to be named, will span about 310 acres of the 5-square-mile, mixed-use community.

Eastmark opened its first residential phase June 1 and will include resort, employment, recreation and commercial elements in addition to homes.

“These active-adult-community homes will all be single level, and there will be four series of homes available that’ll range in square footage from 1,400 all the way up to 3,000-plus,” said Karen Murray, vice president of sales andmarketing for AV Homes.

The company is involved in homebuilding, community development and land sales in Florida and Arizona. “They should start moving dirt pretty soon,” Murray added.

Murray said the subdevelopment “will have a perfect relationship” with the broader Eastmark community, because it gives development officials “another opportunity to add another target market” there.

“We’re finding that a lot of active adults like to live adjacent to traditional communities, because they may have children and grandchildren that they want to be close to, and they still want to enjoy the amenities and the social opportunities that a company would offer at an active-adult community,” she said.

Amenities have yet to be finalized, and everything from swimming pools and fitness facilities to a walking- and jogging-trail system is being considered.

“It’ll be comparable to other active-adult communities in that there will be a full range,” Murray said. “They’ll be planned around what we’ve found are the most popular amenities for this group.

“The other thing that’s really good is the university (Grand Canyon University) that’s going in there as well,” she said. “That’s a good partnership with Eastmark to provide opportunities for active adults to further their education, which they love to do.”

Phoenix-Mesa Gateway Airport also will “enable active adults to conveniently travel at an airport located near their homes and families,” according to Dea McDonald, senior vice president at Scottsdale-based DMB and Eastmark’s general manager, who said the greater airport area “is an ideal setting for a multigenerational community.”

A tentative price range for the homes was not immediately available. AV Homes spent about $18.6 million to purchase the property.

Walter Unger CCIM, CCSS, CCLS

I am a successful Commercial Investment Real Estate Broker in Arizona now for 15 years and I worked with banks and their commercial REO properties for 3 years. I am also a commercial and  Landspecialist in Phoenix and a Landspecialist in Arizona.

1.

WHETHER YOU LEASE OR OWN

NOW IS THE TIME FOR YOU TO EXPAND, UPGRADE OR INVEST.

In my opinion we are at bottom of the cycle in Commercial Real Estate in Phoenix, so there is only one way and it’s called we are going up again and now is the time for you to expand, upgrade or invest in Commercial Properties in Phoenix.  The prices on deals I may get you will not be around forever.

2.

IF YOU OR ANYBODY YOU KNOW IS IN TROUBLE WITH YOUR BUSINESS, AS MANY AMERICANS ARE IN THE MOMENT, AND ARE ABOUT TO LOSE YOUR COMMERCIAL PROPERTY, PLEASE CONTACT ME.  IF YOUR BANK IS BEHAVING BADLY I MAY BE ABLE TO HELP YOU GET OUT OF SOME OR MAYBE A LOT OF FUTURE HEADACHES.

3.

WAITING TO SELL YOUR LAND ? TIMES CHANGE / IT’S TIME

We barely could give land away the last few years, but times are changing.  Even in those meager years, I sold more land across the state than most other brokers. Before the real estate crash I was a land specialist in Arizona with millions of dollars of transactions, but then I had to change and also sell other commercial investment properties, which was fun, but I am a Commercial Landspecialist in Arizonal, a Commercial Land Specialist in Phoenix and love to sell land, one acre to thousands of acres.

Since I was a Land Specialist in Arizona and a Land Speciaost in Phoenix many of my clients, Sellers and Buyers remember me and now they are calling me again, so this is the time to get back into land and none of my clients, including future clients, will miss out on getting their best deal.

Also, if you are up-side down on your land, like many Americans, and the lender is giving you a hard time, now is the time to put your land on the market. Lenders are making deals now with short sales.  I have been working with banks for many years – I learned how to work with them.

If you have any questions about the 1 to  3 above, about Commercial Investment Properties in Phoenix or Commercial Investment Properties in Arizona,  I will gladly sit down with you and share my expertise and my professional opinion in Commercial Properties in Phoenix or Commercial Properties in Arizona with you.Obviously I am also in this to make money, but it could be a win-win situation for all of us.
